The platform connects multiple government agencies involved in land administration, reducing processing times from weeks or months to days.
As of 2026, transactions in Nairobi including transfers, leases, searches, and charges are fully digitised through Ardhisasa. The National Stamp Duty Module (NSDM) has been rolled out nationwide, making manual stamp duty processing a thing of the past across all counties. This represents a major milestone in Kenya's land digitisation journey.
Services Available on Ardhisasa
The platform offers a comprehensive range of land services:
Land Search: Verify land ownership, check for any encumbrances, caveats, charges, or restrictions on a property. An official land search costs KES 500 payable through M-Pesa, credit card, or debit card via the ArdhiPay payment module. Results are available instantly or within hours, compared to days under the manual system.
Title Deed Processing: Apply for new title deeds, replacement of lost or damaged titles, and processing of first registration titles for newly surveyed land.
Land Transfers: Process ownership transfers including sales, gifts, and inheritance. The system handles the entire workflow from application through consent, stamp duty assessment, and registration.
Stamp Duty Payment: The NSDM module enables electronic stamp duty assessment and payment. Stamp duty rates are 2 percent of property value for urban properties and 2 percent for rural properties within municipalities, with payments made through the ArdhiPay gateway.
Lease and Rent Management: Process new leases, lease extensions, and renewal of expired leases for government-allocated land. Track ground rent payments and arrears.
Subdivisions and Amalgamations: Apply for mutation (subdivision) of land parcels or amalgamation of adjacent parcels into a single title.
Charges and Discharges: Register mortgage charges when taking a bank loan secured by land, and process discharge of charges when the loan is fully repaid.

How to Register on Ardhisasa
Step 1: Visit ardhisasa.lands.go.ke and click on the "Register" or "Sign Up" button.
Step 2: Select your registration category. Individual users register with their national ID number. Companies register using their Certificate of Incorporation number. Advocates and professionals register with their professional registration details.
Step 3: Fill in your personal details including full name as it appears on your ID, national ID number, KRA PIN, phone number, and email address. The system validates your identity against government databases.
Step 4: Create a secure password and complete any verification steps including OTP (one-time password) sent to your registered phone number or email.
Step 5: Once registered, log in to access the dashboard where you can initiate transactions, track application progress, make payments, and download documents.
How to Conduct a Land Search
A land search is the most commonly used service and should be done before any property transaction. After logging in, navigate to the search module and enter the title number or parcel number of the property you want to investigate. Pay the KES 500 search fee through the integrated payment options. The system generates a search report showing the registered owner's name, the size and description of the property, any registered charges or mortgages, caveats or restrictions, and the history of ownership changes. This digital search report is legally recognised and can be used for due diligence in property transactions, court proceedings, and bank loan applications.
How to Process a Land Transfer
Transferring land ownership through Ardhisasa follows a structured workflow:
Step 1: Prepare transfer documents. Have a licensed advocate prepare the transfer forms and sale agreement. Both the seller (transferor) and buyer (transferee) must have Ardhisasa accounts.
Step 2: Apply for consent. Where required, apply for the Land Control Board consent through the system. This applies to agricultural land outside municipalities.
Step 3: Submit the transfer application. Upload the signed transfer documents, sale agreement, copies of national IDs, KRA PINs of both parties, and passport photos. The advocate handling the transaction initiates the application on the platform.
Step 4: Stamp duty assessment and payment. The system assesses stamp duty based on the declared transaction value or the government valuation, whichever is higher. Pay the assessed stamp duty electronically through ArdhiPay.
Step 5: Registration. Once stamp duty is confirmed and all documents are verified, the Land Registrar processes the transfer. The new title deed is generated digitally and the register is updated to reflect the new owner.
ArdhiPay Payment System
ArdhiPay is the integrated payment gateway within Ardhisasa that handles all financial transactions. Accepted payment methods include M-Pesa through the paybill number provided on the platform, bank transfers via RTGS or EFT, debit and credit cards (Visa and Mastercard), and direct bank deposits to designated Ministry of Lands accounts. All payments generate electronic receipts that are automatically linked to your application, eliminating the need for manual receipt presentation at land offices.

For payment confirmation delays, retain your M-Pesa or bank confirmation messages and contact support with the transaction reference. Complex transactions involving multiple parties or disputed ownership may still require physical verification at the land registry in addition to digital processing.
